Job Title: Head of Residential Property Management
Location: London, St Martins Court
Role summary

This role sits within the Retail and Mixed-Use Property Management Team and will be reporting directly to the Senior Director and Head of Retail and Mixed Use.

In this role you will be responsible for and director of activities associated with residential property management to include Block Management (LLH), Assured Shorthold Tenancies (AST) and Assured Tenancies (AT) within prestigious mixed use assets on behalf of several clients including but not exclusively Shaftsbury and Longmartin.

You will be the Residential Mixed-Use sector expert within CBRE and will champion the delivery of exceptional customer service across all CBRE offices.

Key Responsibilities

  • Lead and support a team of four Residential Property Managers and overseeing all aspects of the department’s operations to include monthly 1:1’s and annual performance reviews
  • Ability to manage a diverse client base with a variety of needs
  • An understanding of M&E, PPM, Supply Chain and Contracts, Sustainability
  • Full knowledge of relevant legislation and risks including but not limited to AST’s, First Tier Tribunal & Section 20s, 20bs, Residents Associations, RTMs, Leasehold extensions under the Leasehold Reform Housing and Urban Development Act 1993 (the 1993 act), Leasehold Enfranchisement
  • Support the team to resolve any tenant disputes
  • Establish and curate forums with CBRE teams nationally and globally to include reporting on changes in legislation, key trends, and data analysis
  • Apply professionalism, accountability, and integrity in all dealings for and on behalf of clients and within CBRE
  • Review and manage contracts including the residential element within Property Management Agreements’ to meet statutory, legal and contractual contingency requirements at all times and ensure teams are meeting KPI’s
  • Strategically and systematically evaluate emerging longer-term opportunities and threats to meet client and CBRE needs to include cost modelling and operational planning
  • To work closely with the Commercial Surveyors and FM’s to prepare service charge budgets in advance of the year-end and ensure service charge and ground rent demands are issued in accordance with legislation
  • Agree series of thought leadership pieces linked to likely events and time of the year
  • Assist in the maintenance of a best practice Property Management System (i.e. management of Training/Tenant portals/Automation/Templates/Compliance/Access Control etc)
  • Fully understand all instructions within Property Management and provide strategic advice to all parties to ensure compliance according to the Landlord & Tenant Act 1985
  • Encourage closer working links between site teams, accounts teams and commercial Surveyors
  • Identify and implement regular training sessions from internal and external resources
  • Build and update case studies library and pitch content to enable efficient business development opportunities
  • Attend client meetings when necessary to do so
  • Champion exceptional customer service

Skills Required
  • 4+years UK residential management experience
  • AssocRICS/ARLA/IRPM or equivalent
  • Able to build and maintain client relationships
  • Maintain property management & legal knowledge to make recommendations to clients
  • Understand and grow knowledge of clients’ investment objectives
  • Understand the principles of lease structure and able to read and understand a range of leases
  • Apply the principles of service charge management to ensure compliance
  • Understand the principles of Health and Safety for all tenures of Residential
  • Understand VAT, banking, and credit control methods
  • Able to delegate, supervise and develop junior members of staff
