GRE at SUSE

SUSE's Global Real Estate team manages over 37 locations across EMEA, AMS, DACH, and APJ. The team is responsible for the entire leasing, FM, and company-wide Health & Safety of SUSE's global real estate portfolio. The team also provides support for remote employees, including setting up home offices.

The Role

The primary responsibility of this position is to oversee the global real estate portfolio, ensuring its optimization and alignment with our business growth objectives and company culture. This includes managing all aspects of real estate acquisition, leasing, development, and disposition on a global scale.


This will in turn support business growth in line with our ambitious objectives and company culture, by providing strategic real estate solutions that support our expansion plans, enhance operational efficiency, and create value for the organization.


Critical to achieving excellent results will be your ability to lead a high-performing global real estate team, make data-driven decisions, and effectively collaborate with cross-functional stakeholders.

You will be responsible for setting the strategic direction of our global real estate portfolio, managing relationships with key partners and stakeholders, and driving innovation and efficiency in our real estate operations.


As the Global Head of Real Estate, you will have a direct impact on the overall success of the organization and will play a crucial role in shaping our global real estate strategy.


Focus
Areas

Oversee the global facilities team and SUSE GRE portfolio: leading the global Facilities team by identifying, retaining and developing the right talent while making sure the team remains up to date on health and safety regulations in the assigned region.

  • Develop and execute global real estate and facilities strategy:This includes identifying and leasing new properties, managing existing properties, and ensuring that all facilities are compliant with local safety and environmental regulations.

  • Work with cross-functional teams: to ensure that real estate and facilities needs are aligned with business objectives: This includes working with the finance team to develop budgets, the IT team to ensure that facilities are equipped with the latest technology, Engineering with their key requirements and the People team.

  • Lead the company's journey to sustainability. This includes setting ambitious goals, developing innovative solutions, and engaging employees and stakeholders to make a real difference. I will work to ensure that our real estate and facilities portfolio is as sustainable as possible, and that we are making a positive impact on the environment.

  • Act as a trusted advisor to the SUSE BUs, providing expert FM advice and ensuring delivery of contractual commitments.

  • Define service level agreements, drive performance and lead FM related systems/process improvement projects.

  • Drive continuous improvement in real estate and facilities management through optimization and commercial savviness. This includes identifying opportunities to reduce costs, improve efficiency, and enhance the value of the company's real estate portfolio. It also includes working with cross-functional teams to ensure that real estate and facilities decisions are aligned with the company's overall business strategy.

  • Responsible and accountable for the global Health & Safety strategy and compliance

  • Lead and manage the global health and safety strategy and compliance program. This includes ensuring that all real estate properties comply with health and safety regulations and standards, implementing and enforcing health and safety protocols, and conducting regular audits and inspections.

  • Promote a culture of health and safety awareness among employees and managers. This includes providing resources and training to foster a safe working environment.

  • Build and maintain strong relationships with key stakeholders. This includes the Global Health and Safety Committee, the Global Local Site Leaders, external health and safety experts, consultants, as well as local authorities and regulatory bodies.


Essential
and Preferred Experience & Skills

Essential:

  • Previous experience in a Global FM/Client-side role, managing a complex portfolio of offices and data centers.

Highly desirable:

  • Previous experience managing multi-site office and data center facilities.

  • Health and Safety (NEBOSH/IOSH), IWFM Member, RICS (Facilities Management) is highly desirable combined with extensive and demonstrable direct senior FM management experience.

  • Strong understanding of Building Infrastructure (Mechanical & Electrical).

  • Strong understanding of international facility management, and overseas coordination.

  • Experience and knowledge of financial reporting, preparing business cases.

  • Good understanding of health, safety, environmental and security requirements.


Other skills and experience:

  • Significant years of progressive experience in real estate management, with a focus on global operations and portfolio optimisation.

  • Proven track record of owning and managing Health & Safety functions across multiple locations.

  • Proven leadership skills, with experience managing and developing high-performing teams.

  • High service and customer orientation along with strong communication skills.

  • Strong financial acumen and analytical abilities

  • Excellent negotiation, communication, and stakeholder management skills.

  • In-depth knowledge of local and international real estate markets, trends, and industry practices.

  • Proficiency in utilising real estate technology platforms, data analytics tools, and project management software.

  • Ability to thrive in a fast-paced, dynamic environment and effectively manage multiple priorities.

  • Experience and understanding of Data Centers and Common criteria certifications

  • Strategic thinking, problem-solving, and decision-making abilities.

  • Additionally, your expertise in real estate and your ability to communicate effectively will be essential in gaining buy-in and support for real estate initiatives, ensuring alignment with organizational goals and objectives.

  • Dealing with ambiguity and being both resourceful and enterprising should be second nature to you.
