One CIC Housing Support Officer

About the role

This is a newly created role to be a valuable member of the Housing Team contributing in the various tasks of housing management covering the Derby area .

The Housing Officer will work to ensure that our accommodation is a safe and welcoming place that people can call home. You will be a team player, focused on providing a high-quality housing support service. Strong communication and interpersonal skills and a passion for delivering excellent service is essential. To assist in the progression of One CIC General Needs and the service it provides, ensuring constant customer service improvement, in line with strategic objectives complying with all legal and best practice requirements upholding the values and ethos of the organisation at all times.

Undertake other duties consistent with the purpose of this post.

Person Specification Skills/Abilities:

  • Ability to access internal and external areas of a property whilst undertaking property inspections.
  • Able to drive, must hold full driving licence and have own vehicle with business insurance (mileage allowance paid)

Role Specific Duties:

  • Respond to reactive queries, faults and issues as they arise in relation to properties and identify solutions and necessary actions to resolve as appropriate in a timely manner.
  • Assist with all aspects of planned maintenance schedules to ensure compliance with all legal and best practice requirements.
  • Liaise with tenants to ensure that their needs are being met.
  • Ensure that our customers have an outstanding experience with us, and that we meet or exceed their expectations.
  • Maintain clear, accurate and up to date records on each property using property software.
  • Undertake proactive property inspections and follow up on the findings of these inspections to ensure properties are maintained to the required standard.
  • Assist the Regional Operations Manager with duties as requested, which will include supporting with projects.
  • Ensure that vacant rooms are reported, clean and in good repair within a timely manner.

Working with Others (communication tasks):

  • Use internal processes and systems to communicate with internal staff and external organisations.
  • Liaise with and support other colleagues as required.
  • Prepare and communicate information / reports in a range of styles and formats.
  • Deliver sometimes complex and difficult messages to our customers, in a simple and engaging way.

Personal Skills and Responsibilities:

  • Work flexibly and be able to travel to different locations as required to enable the provision of support to houses.
  • Able to follow written and verbal instructions.
  • Able to prioritise multiple tasks and identify practical systems to meet deadlines.
  • Able to plan and organise own workload efficiently.
  • Able to initiate and maintain constructive relations with clients, colleagues and other professionals from a wide variety of cultural and social backgrounds.

Challenges to the Role

  • To be responsive and proactive to daily demands and requests for support.
  • To have the capacity to handle pressure and to be adaptable to changing or conflicting demands.
  • To have a good understanding and knowledge of Property and Landlord legislation and responsibilities, keeping up to date with changing legislation.
  • To be able to travel independently to multiple locations across the M62 Hull to Southport as required (often multiple sites in the same day).

Job Description and Person Specification

  • To have worked in a similar role and be familiar with the practical aspects of Landlord and Housing obligations.
  • To have knowledge of housing legislation and housing health & safety compliance.
  • To have knowledge of property repairs practice.
  • Co-ordination and management of trades people / contractors.
  • Working in a busy front-line service in a related environment.
  • The experience of working independently with minimal day to day supervision.
  • Experience of working to safeguarding policy and procedures and reporting appropriately, but not essential
  • To have physical experience of basic DIY tasks, but not essential.
  • A good standard of secondary education including GCSE Maths and English.
  • Proficiency in Microsoft office suite is essential.
  • A relevant Housing or Property qualification or be prepared to study for a qualification relevant to the role. Written Skills
  • Ability to produce and maintain accurate and relevant records in a clear and concise format which can be easily understood and interpreted by others. Communication Skills
  • Ability to develop good working relationships with One CIC staff to support issues in relation to the homes of people we support.
