Marpaul is seeking a talented, experienced, and passionate individual to join our team as Estates and Facilities Manager.
You will be responsible for the day-to-day management of all soft FM operations for both internal and external clients and develop and expand the opportunities for the growth of the business.
You will be responsible for managing a small team including cleaners, gardeners, and multi skilled operatives and supply chain to meet the needs of contractual cleaning, grounds maintenance and repairs across a range of sites. Sites include but are not limited to wedding venues, recreational grounds, residential portfolio and commercial office spaces across Maidstone, Kent and surrounding areas.
Main activities
Management of Estates (Internal and External Clients) · Assist with negotiation of tenant agreements. · Ensure regular reciprocal surveys are carried out and identify maintenance issues. · Develop and implement planned and maintenance improvement programmes for each property within the estates. · Prepare annual reciprocal and planned maintenance budgets. · Identify the RL building life following inspection. · Handle completion of reported maintenance works and arrange attendance for remedial works. · Maintain asset register. · Liaise with Gardening and Cleaning Team Leaders. · Ensure high standard of Cleaning to common areas on residential properties, cleaning to contracted areas on commercial sites are maintained. · Ensure high standards of groundskeeping to common areas at residential properties and contracted areas at commercial sites are maintained. · Review and prepare cleaning and grounds maintenance schedules for contracted works. · Ensure that planting plans are developed for The Gardens. · Ensure that plant and machinery is regularly check and maintained. · Liaise and report to stakeholders on estates activities.
Health & Safety · To maintain registers for estates including FRAs, Gas Safety Checks, EPC, EICR. · Ensure the Health & Safety compliance of all estate’s premises. · Ensure all remedials plans are in place for any non-compliance areas. · Ensure regular monitoring and review of compliance in all areas of Health & Safety. · Report on Health & Safety performance to relevant stakeholders.
Quality Management Systems · Assist in reviewing and developing SOPs with the business. · Ensure that the team works to the QMS and report non-compliance. · Report on quality management.
Key responsibilities’ · Reporting on business activities. · Maintenance and managed of the profit and loss for the business. · Operation of the health and safety of the business. · Day-to-day operation of the business. · General management of the estates and activities. · Contract delivery exceeds the clients’ expectation – manage, review, identify areas of improvement.
This role is based on normal working hours of 40 per week (Monday to Friday) usually between 8:30am - 5:00pm, however may require some flexibility dependant on the needs of the business will be required.
Travel is to be expected between estates, so a full and valid drivers’ licence is required.
Salary is £35,000 to £50,000 per annum dependant on experience and qualifications.
