House Manager – The Lake District Housing Association Ltd. is a not-for-profit provider of high quality, rental accommodation (with some sheltered housing / support elements) for residents over 55 years old.
We were founded over 40 years ago and our accommodation is all within Calgarth Park at Troutbeck Bridge (between Windermere and Ambleside, right in the heart of the Lake District National Park).
Calgarth Park is a Grade II listed country house, with large gardens, overlooking the shores of Lake Windermere. The building is converted into 24 one & two bedroom apartments, which are available for rental on a long term basis.
The building and service is run by a small team of hard working and dedicated staff, overseen and supported by an active and involved management committee (made up of volunteer trustees).
BRIEF JOB DESCRIPTION:
We are looking for a House Manager with suitable experience in the housing/accommodation sector, or similar roles (a live-in option is also available with accommodation on site).
The responsibilities and scope of the role are wide-ranging, and well suited to those who enjoy a varied and challenging position, with a high level of responsibility, who will relish making a positive difference to the everyday lives of our residents.
This is a demanding, full-time and permanent role. Core office hours are 9am to 5pm with one hour for lunch (some flexibility on these core working hours may be considered). Out-of-hours work may also be required, if there is an emergency with the property or a resident.
MAIN HOUSE MANAGER ROLE RESPONSIBILITIES:
· Providing a safe, secure and happy environment for our elderly residents.
· Overseeing the catering and kitchen functions, ensuring consistent quality is delivered.
· Liaison with residents, their family members and friends.
· Health and Safety compliance and keeping records updated.
· Managing occupancy levels, to protect income and cashflow.
· Marketing the available apartments, answering enquiries and conducting viewings.
· Management of the website, ensuring it is kept up to date.
· Staff management, and assisting the Management Committee with recruitment.
· Overseeing of day-to-day maintenance works and contractors.
· Ensuring contractor records, insurances and compliance records are updated.
· Ensuring that property maintenance schedules and procedures are up to date and recorded.
· Report monthly and on an ad hoc basis to the Management Committee.
· Office administration, including petty cash, invoicing and keeping accurate records.
· Procurement of office and maintenance supplies.
· Preparation of staff payroll hours.
· Ensuring infrastructure and equipment is fully working (e.g. door entry system, emergency call units and fire alarm).
· A variety of other tasks arising occasionally, such as organising events.
ABOUT YOU:
The ideal candidate for this role will have recent, relevant experience in areas such as building/house management, hotel management or lettings/accommodation services. You must be experienced in efficient administration and have a good understanding of property maintenance. You will have a calm, caring, friendly personality, with a problem-solving approach. You will be an excellent communicator with a proactive ‘can-do’ attitude, and able to motivate those around you. You will combine a professional work ethic, with very high levels of integrity and have a caring, empathetic nature. You need to be self-motivated, good at prioritising and have experience of managing other staff. Understanding of Health and Safety requirements and excellent IT skills are also important in this role. You will understand the need for flexibility in this environment, and be able to deal with a variety of out of hours calls and emergencies that could occur.
SALARY & BENEFITS:
The overall salary is equivalent to £25k-£35k (depending on experience and whether live in or not).
There is also a live-in option, with the accommodation on site (salary would be adjusted on a pro-rata basis to reflect rent and charges).
Holiday entitlement is 20 days plus 8 days Bank Holidays.
