What you’ll do:
We have a great opportunity within our Asset team for a capable Facilities Manager. The role is required to manage and deliver effective Facilities Management Services across the business. The Facilities Manager will be responsible for managing c2c’s Term Maintenance contractors delivering Reactive and Planned Preventative Maintenance (PPM) across 26 stations and its corporate HQ. The Facilities Manager will be responsible for resolving property faults, managing the Asset & Property Helpdesk, administering Access Permit / Landlord Consent Process and implementing Minor Works
Key accountabilities include:
- Oversee the administration of the Property Helpdesk and provide a monthly update to the Asset Management Team Facilities Management related issues i.e. help desk performance, Reactive Works, PPM, etc
- Manage c2c Term Maintenance Contractor to ensure that station assets are well maintained and safe for passenger and staff by
- Leading monthly contractor review meetings
Preparing monthly AMT reports on Facilities Management (including KPIs)
Managing contractor relationships and Contractors Service Level Agreements (SLA)
Identifying opportunities for continuous improvement of Facilities Management Services
- Writing minor works scopes arising from reactive faults and/or PPMManagement of Reactive & PPM This includes;
Financial Management of the reactive works and PPM to include budgets, forecast and actuals
Fault assignment, completion, cancellation and referrals
Report on the performance of the portfolio
- Escalation to Asset Managers (Buildings, Civil and M&E) and document unfunded asset improvement into the Asset Improvement Log (AIL)
- Ensure Facilities Management activities support the overall delivery of the annual IAMP
- Carry out the following audits;Site Quality Assurance g. Reactive and PPM
Health and Safety Audits
Validation of Reactive & PPM works to inform payment applications
- Contribute to the maintenance of c2c’s ISO 55001 certification
- Develop relationships with stakeholders (internal and external) to improve the passenger experience:
- Internal -Work with Customer Experience Manager to enhance NRPS, CSS scores and compliance with c2c Accessible Travel Policy (ATP)
Attendance at Goal Groups and stakeholder Interface Meetings
Active communication with all internal stakeholders related to the delivery of Reactive and PPM works
- External -Work with third parties to secure third party funding to improve the passenger experience
What it takes:
- Experience in operating within a structured management system i.e. 9001, 14001, 18001 and ISO55001
- Familiarity with rules, regulations, best practices, and performance standards in a Rail Environment
- Experience of using Microsoft Software and Google Suite
- Knowledge of c2c and Network Rail operations and
- Experience in Construction within the rail industry desirable
- Well organised with the ability to prioritise workloads and deliver on time
- Proven problem-solving skills
- Preparation of succinct and accurate work
- Good numerical and analytical skills
- Excellent people and communication skills (written and verbal)
- Decision making ability and leadership skills
- Outstanding communication and negotiation skills
