Why this job matters
The role holder will be responsible for delivering the property element of store strategy projects including identifying new retail store opportunituies and negotiating the best property terms that deliver the required financial return. In addition they will be required to manage the cost base for the portfolio including seeking opportunities to minimise rent, rates and service charge liability and to ensure that any changes are documented swiftly and accurately. They will also be responsible for ensuring that the estate remains flexible in line with the property strategy and that retail can trade from the properties unencumbered, holding our landlords to account on any estate management issues. They will take ownership of proactively making sure that at all times the estate is compliant with the lease and any planning or other statutory notices. In addition they will need to develop and improve relationships with key landlords throughout the retail estate.
What you’ll be doing
- You will deliver the property element of store strategy projects
- You will deliver a property estate that allows the ongoing strategy to be met by negotiating flexible lease terms at lease renewal and break dates
- You will be the main point of contact and provide expert professional advice to the FM team where issues arise in the retail store that are the landlord’s responsibility
- You will assist in the management of the cost budget ensuring rent, rates, service charge and insurance are controlled within the agreed budget
- You will manage the onerous estate and mitigate against all costs including any dilapidation liability
- You will ensure that any landlord’s consents in relation to interventions or other works are completed on time
- You will be the main point of contact for the Regional Store Managers and Store Managers for property related issues in store and proactively build strong working relationships becoming the go to place for all retail property issues
- You will protect the retail estate from any potential disruption to trade
- You will maintain a good working knowledge of the retail property market and develop good working relationships with external landlords and the wider property market.

Must have
1. Good negotiation skills
2. Knowledge of the retail property market
3. Understanding of lease documentation
4. IT literate, with experience of MS Office, especially MS Excel, and Outlook applications
5. Excellent organisational and communication skills and be able to liaise with customers at all levels
Would be good to have
1. Educated to degree level
2. A member of the Royal Institution of Chartered Surveyors or working towards qualification
