Key Accountabilities

The role focuses on driving value from the existing store estate – optimising occupancy cost across rent, rates, service charge, and insurance. The role will also play a key part in the rotation of the M&S store estate to ensure it is fit for the customer of the future and delivers sustainable shareholder value. Actively working with colleagues from across the property function to deliver the transformation of the store estate.

Key Capabilities

Purpose

· Drive value from the existing estate (including sub-let portfolio) · Identify and target key cost savings throughout the estate

• Effective management of both trading and closed sites to optimise shareholder value – including store disposals, landlord & tenant matters, and third-party agreements

• Work with colleagues across the property function and wider business, including finance and retail, to deliver the long-term estates strategy, focused on driving optimum occupancy cost and a great environment for colleagues and customers

• Develop and strengthen working relationships with landlords

• Form a crucial part of our Rotate the Estate transformation programme, leveraging value from the existing and legacy estate to fuel new growth

• Be a champion of our ambitious property plans as a key spokesperson to the UK property industry

Key Accountabilities

• The role will require extensive external engagement working with landlords, consultants, investors, and statutory bodies

• Management of senior consultants including property agents and surveyors, alongside internal colleagues across property, such as location planning, legal, finance and facilities management

• Developing strong relationships across retail operations to ensure we deliver appropriate solutions for ongoing operations across the network

• Maintain a strong commercial acumen, with an awareness of key market trends and developments

• Confidently present proposals to senior colleagues, with data and insight driving the recommendation

• Ensure all activities are undertaken in a professional and transparent manner, protecting the brand reputation and driving sustainable shareholder value

• Work with Finance to deliver property P&L commitments, ensuring budgets are accurate with regard to rent, capital contributions, service charge and consultant fees

• Proactively execute the store rotation strategy and achieves key store disposal targets

• Work closely with facilities management teams on landlord related maintenance matters

Technical Skills/ Experience

• Previous experience of asset/estates management

• Critical thinking with the ability to reach data driven solutions

• Strong communicator with the confidence to present to senior leaders

• Good working knowledge of Landlord and Tenant law

• Strong financial acumen

• Experience of working alongside and leading other SME professionals
