Responsibilities:
As the Director for Net Zero Energy Strategist with Hines, you will be the leading member of the to be formed Net Zero Carbon Strategy Team, with a focus on leading and managing asset level carbon reduction strategies as assigned by the Carbon Strategy leadership team. This role is expected to contribute significantly to the leadership, development, implementation and coordination of the firm’s operational carbon reduction program at the asset level. The specific responsibilities in the program will be as directed by the VP Carbon Strategy.
Key responsibilities will include managing the development and implementation of Hines’ net zero strategy and commitments across Central and Global regions as directed by the VP Carbon Strategy. The role will specifically require managing the development of a global carbon assessment process, asset level reduction strategy and implementation of asset pathways to achieve greatest carbon reductions at the asset level. Upon development of the strategy, a large part of the responsibilities will be to support the firm’s regional implementation and progress reporting.
Responsibilities include, but are not limited to:
ESG Carbon Strategy Implementation through actively managing the following tasks:
- Lead Hines’ Net Zero Carbon Strategy Team (NZ Strategy Team), within the scope and boundaries established by the VP Carbon Strategy, to meet expected firmwide deliverables in a timely manner and deliver impactful outcomes
- Lead NZ Strategy Team to develop a repeatable, scalable process to assess, plan and guide regions for execution of asset level decarbonization projects.
- Provide toolkits, guidance, and recommendations for regional teams to reduce operational carbon emissions to the greatest extent possible
- Utilize leading energy demand reduction strategies in tandem with circular systems principles for maximum reductions
- Provide financial, engineering and asset level decarbonization reports and analysis for regional team consideration and collaboration
- With NZ Strategy Team develop framework for deep carbon reductions in all asset types and geographies where Hines’ conducts business
- Lead NZ Strategy Team to develop advanced energy models, reduction measures and assumptions for regional teams to utilize with their markets as a starting point for design consideration
- Co-create Hines’ guidance for educational delivery to technical employees of the firm including but not limited to construction and engineering personnel.
- Create master scopes of work for design consultants and contractors to execute and provide transparency on decarbonization projects.
- Develop additional KPIs related to circularity, infrastructure system COPs and amount of wasted/recycled energy to ensure energy demand reductions have been exhausted at a building level prior to leveraging renewable energy infrastructure
- Develop supply chain relationships to stay on the leading edge of applied technology integration for carbon reduction efforts
- Further develop and expand Hines’ Operational Carbon Reduction Guidebook along with third party consultants and Hines’ stakeholders
- Organize and lead a team consisting of building scientists, energy modelers and analysts to provide the greatest operational carbon reduction expertise within Hines to implement operational carbon reduction strategies in all geographies and asset types
- Manage, participate, and provide insight to operational carbon reduction strategies, including support on presentations, proposals, request for information and recommendations.
- Influence and support internal working groups executing on the company’s operational carbon reduction roadmaps by providing recommendations, supporting cross-functional alignment, and carbon reporting.
- Work with the Core Carbon Team, Innovation and other Central groups to develop 5-10 year outlook on various operational carbon related technologies and applicability to meeting the firm’s goals
- Envision diagraming, mapping and digital illustrations of technical concepts to visualize intent for non-technical audiences
- Collaborate on data management, including identifying types of data, sources and management systems for reporting; in support of tracking operational carbon related KPIs
- Guide Central, Investment Management and regional ESG leads on operational carbon related activities
Internal and External Relationships

Establish and maintain relationships with Hines teams: Central Operations, Innovation, Business Technology, Corporate Analytics, Central Engineering, Investment Management, Corporate Communications, Human Resources and Compliance among others
- As directed by the VP of Carbon Strategy, oversee consultation and coordination of initiatives with third party ESG consultants and academic institutions as required
Minimum Requirements include:
- Bachelor’s degree from an accredited institution in Engineering, Energy, Environmental Science, or a closely related field. A Master’s degree in a similar field and/or real estate experience is desired
- Fifteen or more years’ experience in deep operational carbon reduction initiatives, building science or mechanical engineering in commercial, residential, logistics;
- Five or more years’ experience in systems design, circular infrastructure or an adjacent or closely related field within the built environment
- Ability to manage a team to provide timely, effective dynamic and impactful outcomes
- Ability to provide the most impactful, financially efficient deep infrastructure retrofits taking into consideration asset level priorities
- Experience with energy modeling software IES, Energy Plus, and other design integration tools to provide parametric analyses for early decision making
- Ability to diagram and comprehend complex systems and depict the weakest link for system interventions
- Ability to perform economic analysis of operational reduction approaches to determine financial feasibility and other adjacent benefits of impact
- Exhibit excellent communication skills to successfully lead projects to completion, knowing how to approach people, create meaningful relationships, and articulate a clearly established vision
- Proven ability to work with multiple stakeholders in complex business settings and prioritize work as required; proficiency in project management, change management and/or process development and improvement
- Ability to create a well-defined project plan, capturing business requirements and project scope, while sequencing activities and resources
- Strong organizational, analytical skills, attention to detail, able to work independently
- Ability to think and work at both strategic and tactical levels as required
- Possess strong leadership skills by effectively coaching, guiding, and motivating others to help move a project forward and deliver positive outcome
- Capable of working with many different stakeholders
- Identify risks at the outset of a project and develop proper mitigation plans in the event that the risk does occur
- Ability to be a critical thinker, remaining objective, analyze the facts, and evaluating options without bias to solve complex problems
- Self-starter, rigorous, flexible, and with good people skills able to work collaboratively with strong self sufficiency

- Compensation: New York - $178,000 - $223,100 + 20% Bonus Pool; London - To be determined based on experience
