Job description
- Organize and manage a Due Diligence team to perform full audit of existing site, to include HVAC, Electrical, Drainage, Health & Safety, Flooring Conditions
- Compile a report of all Due Diligence findings to submit to the Real Estate Team to be used in lease negotiations.
- Align with Architect of Record to pre-identify required permit, Compliance Requirements, Electrical Upgrade Requirements and Procedures
- Perform site visit to gain clear understanding of existing conditions
- Review all drawings with relevant parties at multiple stages of the project to ensure design feasibility, budget allocation, and time impact schedule
- Create, present, and adjust a CAPEX budget for all projects
- Manage and track CAPEX budget thru-out the lifecycle of a project
- Coordinates with Procurement to arranges Bid Walks and Tendering Schedule
- Manage all RFI’s and perform a “Page Turn” with short listed bidder
Ensures all project documents are collected for the project and keeps a log indicating such. Documents to include but not limited to: Site Directory, EHS required docs, Change Order of Record Logs, 2 weeks look ahead, etc
Responsible to manage all Change Order of Record which are shared with Procurement to provide a check and balance of the scope and cost implications- Responsible for holding weekly/ biweekly meeting with other internal stakeholders and Awarded General Contractor
- Responsible to reviewing/ approving all payment request from General Contractor
- Ensuring all “owner provide items” have ordered
- Collect all close out document from the General Contractor before final payment is awarded
- Ensure that Facility Maintenance has all required documents to manage the site after opening
- B.Sc. in Architectural, Mechanical or Electrical Engineering. Alternatively relevant work experience and evidence of exceptional ability
- Strong experience in Project Management and Contractor management, demonstrated application of project and program management fundamentals to complex engineering problems
- Experience managing multi-disciplinary building, infrastructure and/or MEP projects, projects within Architecture/ Engineering firms (whole project lifecycle)
- Experience working with authorities and be able to build strong relationship with local jurisdictions
- Ability to read and work with REVIT, CAD drawings and BIM360 and plan sets
- Proficient in Microsoft Office + Microsoft Project + SharePoint
- Experience in full construction project financial management, including budgeting, procurement, change order management, invoicing, and financial reconciliation.
- Superior level of motivation and comfort working in a high energy, fast-paced environment
- Collaborative attitude and ability to thrive in a cross-functional team environment
- Exceptional organizational skills with strong communication skills, both written and verbal
- Fluency in English and local language desirable
- Positive, enthusiastic, fast learner, can-do mindset and passionate about manufacturing infrastructure
