Job Description
Current logistics portfolio in Europe consists of approximately 3.5 million square meters, spread across 8 countries (UK, France, Spain, Italy, Germany, The Netherland, Poland, Sweden) with 26 ongoing development projects and 36 standing assets, all amounting to circa 2.5 billion gross asset value.

Brookfield is seeking to hire a Construction Manager to join the Logistics Team and assist in managing the overall development efforts in an array of markets in Europe including, but not limited, the UK, France, Spain, Germany, the Netherlands, Poland, and Sweden.

The Role
The position requires a high degree of energy, enthusiasm, real estate knowledge, and professionalism. The position will report to the Logistics Development Manager Europe with a day-to-day interface with other team members. Frequent travel across Europe is to be expected. Experience in development, land entitlement, construction, tenant improvement and overseeing capital expenditure improvements will be required of the position. This position will be responsible for budgeting, permitting, overseeing improvements and supporting every facet of the development cycle.

Candidate Profile
The successful candidate will possess much of the following experience and traits:
  • Engineer academic background
  • Proven track record with minimum 3 years' experience in construction operations, logistics and leading procurement activities.
  • Thorough knowledge of the construction and/or development process of logistic assets.
  • The experience and gravitas to manage internal and external resources, consultants, and contractors.
  • Proficient in oral and written communication coupled with the ability to craft and present detailed work.
  • Diligent, detail-oriented and forward thinking coupled with being highly engaged and proactive.
  • Positive “can-do” attitude with a real focus on efficiency and effectiveness.
  • European perspective with fluency in speaking/writing in English plus at least one other European language (French or German or Spanish or Dutch or Polish) is essential.
  • From a cultural-fit perspective, this person must be highly collaborative by nature and be willing to roll up his/her sleeves to drive the business. Highly organised, patient, and strategic orientation with an ability to defend his/her position in a well-reasoned, articulate fashion in a non-authoritative environment.

S/he will collaborate with a team of development professionals and analysts based in London, UK. In addition, this person will support asset management and building acquisitions in Europe.
Primary functions and responsibilities will include:
  • Tendering and managing bid packages for various size projects ranging from €100,000 to €100,000,000 in development cost.
  • Participate in onsite construction meetings with the General Contractor (GC) and end-users; understand their needs and find with GC and virtual team the best appropriate answers (change orders, cost, timing, quality).
  • Manage cost and timeline of each development project, large tenant improvement jobs, and important capex projects as necessary.
  • Build and maintain strong relationships, both directly and with architects, building engineers, project managers and general contractors in each country where Brookfield operates.
  • Follow local operations and lead virtual team on site with respect to the technical specifications, according to Brookfield’s rigorous standards of best-in-class quality, consistency, delivery on time and customer focus.
  • Follow-up and control of budget and costs on all phases of operations in a project.
  • Ensure that Brookfield Health and Safety policies are applied and lead the implementation to ensure safe conditions of work for every person present in construction sites.
  • Lead and manage the establishment of site plans that deliver the best-in-class product consistent with the market demands and Brookfield’s Brand Standard while achieving the company’s investment assumptions coupled with the associated floor plans, proposed specifications, construction budgets, and schedules.
  • Lead and participate in the due diligence investigation of new investment opportunities, including coordination with third parties.
  • Lead in coordinating all site entitlement and building due diligence including environmental site assessments, hydrology, boundary surveys, easements, geotechnical evaluations, platting, permitting, etc.
  • Prepare preliminary development budgets (i.e., Proformas, Land Models, Development reports) for proposed land, building and tenant improvement cost.
