We're looking for a Commercial Estate Manager to join our property function, where you’ll be responsible for our commercial property portfolio, making sure our estate is fully functioning, efficient and compliant. This role can be considered on either a full or part time basis.
The role will cover our stores across the UK, our distribution centres and Head Office. Your responsibilities will include approving and querying where necessary all rent/ service charge/ insurance invoices each quarter. You’ll arrange documentation of rent review memorandums and effective planning for lease renewals.
We regularly upscale and improve our stores. Part of your role will be to manage the projects that pertain to the landlord’s consent and liaising with Shoosmiths to ensure the correct documentation is in place. Shoosmiths are a legal firm, that we utilise for legislative support and guidance around our property estate.
You’ll be involved in commercial negotiations, removals of break clauses in exchange for incentives within considerations to current contract lengths. You’ll work with Shoosmiths to manage negotiations, heads of terms and ultimately ensure the best commercial proposition for the Footasylum commercial estate. Due to the detailed nature of break clauses, you will need to be considered, with a high level of attention in order to ensure both pre and post service of notices are adhered to.
You will also be a central port of call for general enquiries from the Facilities Management teams, helping to support resolutions and clarifying where responsibility lies between Footasylum and the Landlord for solutions.

About You
- Experience in a Property / Estate Manager role preferably in a multi site retail, hospitality or leisure business.
- Reporting cost analysis, budget control and making business recommendations.
- Strong and effective negotiator.
- Previous experience of developing and maintaining effective third party relationships.
- Experience of Landlord & Tenant legislation including rent review, lease renewal and termination processes.
- Good awareness of the leisure and retail market across shopping centres, in town and out of town locations.
Overview
- Retail experience essential but knowledge of distribution and offices also useful.
- Ability to co-ordinate acquisitions with direct management for lease agreement with solicitors & agency negotiations.
- Able to renegotiate terms to extend lease terms, regear leases, lease variations, lease renewals and rent reviews.
- Able to co-ordinate refits for current or new premises including licence for alterations.
- Keeping database & finance updated on all rent, variations , new units, regears etc.
- Maintaining relationships with all landlords and agents.
- Management of service charge costs.
- Managing exits from any store closures including service of notices, exit works, dilapidations.
- Knowledge of store appraisals would be useful.
- Providing reports to the Board covering all new stores or searches, re-gears, dilaps, lease renewals, rent reviews, break options, MEES issues and any other property matters.
- Managing the agent covering rates and agreeing where actions are required.
- Aiding the Facilities team with matters.
