We have an exciting opportunity in our Housing Service for an experienced manager to join us and lead the Asset Maintenance Team looking after the growing stock of council-owned houses, flats, grouped accommodations and sheltered schemes. We have redesigned the service and have a new team in place to manage our assets and maintain and improve their condition. We are looking for a motivated and inspirational leader of that team.

About the role

As the Assets & Operations Manager you will lead a multi-disciplined team providing asset management, surveying, contract management and contract administration activities. The role will provide leadership and management of the team delivering responsive maintenance and planned programmes of work procured through a range of contracts and commissioned through the in-house teams.

The role is responsible for the financial management of the asset management function, and for service quality and tenant satisfaction requirements associated with asset condition and works delivered. The role is also responsible for ensuring all assets are provided and maintained with full compliance under all Health & Safety legislation and guidance.

The Assets & Operations Manager is part of the senior management team of the Housing Service and shares responsibility for the overall performance and success of that service.

About You

You will have experience of managing large teams and high value contracts delivering multi-disciplined high-quality services, driving a high performance culture within your team. You will also be able to work collaboratively and as part of a team responsible for a large service area, contributing to the successful delivery of the service as a whole.

You will have a passion for managing assets and be keen to embrace new approaches and technologies in maintaining and improving the condition of those assets, particularly in the field of energy efficiency. Amongst other major programmes we are aiming to deliver dramatic improvements to the energy efficiency of our houses and other assets over the next 8 years, and you will play a lead role in delivering that programme.

“People” – for our tenants and leaseholders who reside in the housing estate we provide:

  • Tenancy & Neighbourhood Services – managing and assisting people with their tenancies, moving in and out, and everything around their lives in our neighbourhoods.
  • Income & Sustainment Services – assisting people with the financial aspects of their lives, helping to manage their rental payments and assisting when they fall on difficult times by helping with benefits, grants, hardship payments, and access to education and employment.
  • Resident Engagement – listening to our tenants and providing a range of support and activities that help to improve the quality of life.

“Place” services – maintaining and improving the properties and the wider neighbourhoods by providing:

  • Reactive Maintenance – responding to requests for repairs and emergencies in people’s homes.
  • Planned Maintenance – keeping the properties in good condition by undertaking planned and cyclical works, replacing kitchens, bathrooms, windows etc.
  • Energy Efficiency – improving the energy efficiency and reducing carbon emissions from our properties by installing electrical heating systems, adding more insulation, providing solar panels etc.
  • Property Services – our in-house team of tradespersons who carry out a range of maintenance works.
  • Grounds & Estates Services – our in-house team who undertake grass cutting, hedge and shrub maintenance, estate clearances and improvements.

Salary: £47,573.00-£49,590.00 per year
