An independent Property Company is for an Assistant Property Manager to join the property team and support them in the day-to-day operations of the Lettings and Property Management department.
The ideal candidate will have experience in property management and lettings as well as handling HMO properties and is looking for progression in their career.
Reporting to the Property Manager, you will be assisting in the management of both residential and commercial units. This is a wide range role, where you will be responsible for every aspect of the lettings process, as well as assisting in all property management duties.
Key responsibilities:
- All aspect of the lettings process from drawing up tenancy agreements to dealing with deposits, carrying out inventory checks and tenant check ins
- Ensuring that all buildings are safe, and compliant - arranging contractors as required for routine works
- Carrying out and documenting routine inspections and arranging required works as necessary
- Liaising with contractors – planning and arranging maintenance and health and safety checks as required and ensuring all works are carried out to a professional standard
- To support the management function in the maximising rental returns and minimising tenancy ‘void’ periods
- Conducting viewings
- Marketing the properties and updating advertising on various letting sites
- Carrying out inventory checks in studios on check-in/check-outs
- Carrying out competitor analysis’ and reviewing our prices, features and processes we have
- Assisting the ream in handling rental arrears including chasing tenants and serving section notices
- Must be able to attend evening/weekend call outs for emergencies
Requirements for the role:
- At least 2 years experience in the property sector and up to date working knowledge of legislation, current regulations and procedures
- Must have a driving licence and own car
- Good interpersonal skills and be able to build a rapport with tenants
- Proficient with Microsoft Office
- Excellent written and verbal communication
- Logical thinking with creative problem-solving aptitude
- Able to respond positively to challenges
