Description and requirements
Our Building Services team are looking for an Assistant Commercial Manager to join the team at 51 Moorgate, London. The purpose of the role will be to manage and control the commercial aspects of the Commercial Property Maintenance, FM portfolios on behalf of Skanska Facilities Services. The Commercial Lead will oversee approximately £10million of annual Revenue encompassing circa 12 office locations in central London and will be expected to recognise business opportunities and continually work towards profitable expansion and growth whilst preserving and retaining existing clients and contracts.

You’ll be:
- Resolving contractual and commercial problems
- Adhering to company procedures, standards and policies and guiding all stakeholders towards high governance standards
- Reviewing, scrutinizing and developing operational process flows
- Working with General Managers, Contracts Managers and site teams

- Ensuring that all stakeholders, such as help desk, administration, operations, and commercial staff adhere to contractual obligations, reflecting them accurately
- ensuring that the financial aspects and impact of a contract are clear to all parties
- Utilise knowledge of contractual and commercial law to verify and oversee commercial agreements and documentation
- Ensure that the obligations and responsibilities of all Contracts and other stakeholders are properly fulfilled to the time scales identified within the Agreement
- Monitor and manage the scope, change notices, terms and conditions of any large contract changes
- Monitor and manage the contract procedures, invoicing, payments, variations, together with contractual entitlements
- Supporting any dispute resolution procedures
- Ensure that the obligations set out within the Contract Payment Mechanisms are adhered to including deductions and additions
- Establish and aid strategy for providing enhanced services to the Client(s)
- Establish and develop strong long term relationships with all key stakeholders (internal and external)
- Carry out commercial tool-box talks
- Provide a clear robust and transparent set of monthly and annual accounts
- Monitor, manage and report against the base data and cost plans of each contract
- Monitor and manage the project Work In Progress – converting the WIP to cash as soon as practicably possible
- Support the timely recovery of cash and monies due
- Monitor and manage the invoicing and debt ensuring maximisation of cash in line with Skanska Value Add
- Monitor and support the procurement procedures for the Subcontract packages including scope, quantification, tender method, negotiation and Subcontract documentation for each contract

Degree or equivalent qualified, preferably in a commercial related subject. - Desirable

- MRICS
- Professional management qualification desirable – MBA or MSc
- Extensive experience of working with FM Contracts, Commercial Contracts
- Contract negotiation with a value in excess of £2million.
- Working knowledge of FM Sectors or comparable experience preferred.
- Good working knowledge of contract/commercial law required.
- Comprehensive knowledge of large corporate Construction / FM companies is preferred.
