Job description
The Company has an opportunity for an experienced Asset Manager to join the team in our Birmingham Office. To assist in the day to day management of a substantial, predominately commercial, property portfolio based throughout England.
The role is offered on a full-time permanent basis hours between 9am – 5:30pm Monday - Friday. We offer an excellent package which includes a highly competitive remuneration; pension, and 25 days holiday plus public bank holidays.
Reports to Property Asset Director
The Role:
- Assist with asset management opportunities within the portfolio.
- Site inspections.
- Recorded void inspections / vacant insurance requirements
- Ensure insurance records are maintained accurately and vacant property requirements met.
- Service Charge budgeting, apportionment calculations and (year-end) reconciliations.
- H&S matters e.g. risk assessments (fire, health & safety, Legionnaires, Gas safety certificate, Landlord 5 yr electrical test certification, etc.).
- Lease administration.
- Utilities administration.
- Rates administration.
- Contractor / Maintenance management re minor works.
- Maintain ‘List of Works’ schedule – encompassing both Estates and Operational jobs.
- Securing EPCs and maintaining a register thereof.
- CreditSafe – keep up to date with our tenants
- Monitoring of and action require to mitigate arrears on the portfolio.
- Knowledge of the following systems would be beneficial
- ReLeased (Estate Management).
- Xero (Accounting).
- Ad Hoc projects
